1. Acceptance of Terms

By accessing or using the FikirEnderase Property Management platform ("Service"), you agree to be bound by these Terms and Conditions ("Terms"). If you disagree with any part of the terms, you may not access the Service.

2. User Accounts

To use certain features of our Service, you must register for an account. You agree to:

• Provide accurate, current, and complete information during registration
• Maintain the security of your password and accept all risks of unauthorized access
• Notify us immediately of any unauthorized use of your account
• Be fully responsible for all activities that occur under your account
• Not share your account credentials with any third party

We reserve the right to suspend or terminate accounts that violate these Terms.

3. Property Listings and Management

3.1 Property Owners

Property owners agree to:

• Provide accurate and truthful information about their properties
• Maintain valid documentation for all listed properties
• Comply with all applicable laws and regulations
• Pay all applicable fees and commissions as outlined in the pricing section
• Respond promptly to tenant inquiries and maintenance requests

3.2 Tenants

Tenants agree to:

• Provide accurate information during the application process
• Pay rent on time as specified in the lease agreement
• Respect the property and adhere to community rules
• Report maintenance issues promptly through the platform
• Notify the landlord before the end of the lease term if not renewing

3.3 Service Providers

Service providers agree to:

• Provide accurate information about their services and qualifications
• Perform services professionally and within agreed timelines
• Maintain appropriate licenses and insurance
• Communicate clearly with property owners and tenants
• Honor quoted prices and service agreements

4. Payments and Fees

Our Service uses a transparent fee structure. By using our platform, you agree to:

• Pay all applicable fees as described on our pricing page
• Authorize us to charge your selected payment method
• Be responsible for any late payment penalties as specified
• Understand that fees are non-refundable unless otherwise stated
• Review and accept any changes to fees with 30 days' notice

All payments are processed securely through our integrated payment gateways including Telebirr, CBE Birr, bank transfers, and card payments.

5. Security and Account Lock Policy

To protect your account and our platform:

• Accounts will be temporarily locked after 5 failed login attempts
• Locked accounts will be automatically unlocked after 30 minutes
• Passwords must be changed every 90 days for security
• Sessions will timeout after 30 minutes of inactivity
• We reserve the right to suspend accounts showing suspicious activity

6. Document Verification and Approval

All property registrations require document verification:

• Property owners must submit required documents for approval
• Documents are reviewed within 2-3 business days
• Properties remain inactive until approval is granted
• We reserve the right to reject properties with incomplete documentation
• Rejected properties may resubmit with corrected documents

7. Privacy and Data Protection

Your privacy is important to us. By using our Service, you agree to our data practices:

• We collect and process personal information as described in our Privacy Policy
• Your data is used to provide and improve our services
• We do not sell your personal information to third parties
• You may request deletion of your account and associated data
• We retain data as required by law and for legitimate business purposes

8. Prohibited Activities

You agree not to engage in any of the following prohibited activities:

• Using the Service for any illegal purpose or in violation of any laws
• Posting false, inaccurate, or misleading information
• Attempting to bypass our security measures or access restricted areas
• Interfering with or disrupting the Service or servers
• Harassing, abusing, or harming another person
• Impersonating another person or entity
• Uploading viruses or malicious code

9. Modifications to Service

We reserve the right to:

• Modify or discontinue the Service at any time
• Update these Terms with reasonable notice
• Change fees with 30 days' advance notice
• Add or remove features without liability

Continued use of the Service after changes constitutes acceptance of modified Terms.

10. Limitation of Liability

To the maximum extent permitted by law:

• The Service is provided "as is" without warranties of any kind
• We are not liable for any indirect, incidental, or consequential damages
• Our total liability is limited to the amount paid for the Service
• We are not responsible for third-party content or services
• Property transactions are between owners and tenants; we facilitate but do not guarantee

11. Dispute Resolution

Any disputes arising from these Terms shall be resolved as follows:

• Informal negotiation between parties for 30 days
• Mediation by a neutral third party if negotiation fails
• Binding arbitration in Addis Ababa, Ethiopia
• Ethiopian law governs these Terms
